Why are more people interested in moving to Baguio? Some of the reasons that Mr. Anoso gave as a well-known real estate agent in Baguio City include different nature views, its establishments, and culture.
Nature lovers will enjoy the fact that there are parts of Baguio with views of the ocean, while the entire city is surrounded by fragrant pine trees and mountains. Baguio also offers access to prime hospitals and educational institutions – big concerns for those worried about getting medical care and quality schooling for family members.
But one underrated quality of Baguio is its determination to preserve and share its culture and traditions. He cited the kindness and warmth of the people, the hosting of Panagbenga, and the valuing of their ancestors.
Insights About Purchasing Residential Lots And Rentals
Mr. Anoso also gave solid advice about how Baguio’s original population plan is now well over capacity, hence the lack of residential lots in the downtown area. Prices per square meter were high, but he recommended getting residential lots in Marcos Highway, Kennon Road, and Itogon.
While these areas were out of Baguio City proper, they still offered convenient access and plenty of space without the intense bustle of the downtown. He estimated that the average price for land would be at Php33,000 per sqm, with lots sized at an average 400 sqm.
Single detached homes come at a hefty price tag of Php 15 million and above, while townhouses and duplexes come at a lower price average of Php 10 million and lower. This makes the latter a solid alternative for those starting a family or who don’t need a lot of space.
Annual rental rates for a house and lot come to Php 240,000 a year, while resales for ready-for-occupancy condos come at Php 130,000 to Php 150,000 per sqm. Mr. Anoso recommended that millennials and occupants from outside Baguio who want a condo as a second home should get a property away from the major highway.
He particularly recommended Selendra as a top-quality project because the main highway was still accessible, but it’s surrounded by pine trees and is peaceful as it’s away from cars and resulting exhaust.
