1. What are your projects and where are they located?
We currently have condominium projects. The Courtyards is located in Leonila Hill and the North Cambridge, in Bakakeng, Baguio City. Our first master planned community, The Summerfields, is located in La Trinidad Benguet. It's situated in a mountaintop overlooking the strawbery fields.These projects are a few minutes away from the Central Business District.
our latest condominium projects today are in General Luna called the Melbourne tower, Kisad road called the Burnham hill and Dallas tower in la trinidad KM 4. These projects are both residential and commercial space for sale. we also have new single detached house and lot projects at military cut-off called the wagner hill subdivision.
2. Do you have available financing schemes?
Yes we have. We offer in-house, bank, and Pag-ibig financing.
3. How much is the monthly amortization?
Monthly amortization varies on the type and floor location of your unit. It is also dependent on the chosen financing scheme.
4. Can I alter/ change/ re-design my unit?
Though the exterior of the housing unit cannot be altered (for condominiums), the interior of the unit can be modified subject to the approval of GLCI or the Homeowners’ Association. Other restrictions specific to certain subdivision projects are defined in details in the Deed of Restrictions.
5. Do you offer discounts?
Yes we do. You may ask the person connected to Goshen land you are transacting with or contact +63917-5645863 provided that the down payment will be paid on spot cash basis.
6. Is the building insured?
Once the construction of the building is done, our clients are ensured that the building is covered by an insurance.
7. What are the other charges that we need to pay?
The other charges that you need to pay are: registration fees, documentary stamp tax from BIR, transfer tax fees from the City Treasurers’ Office,water and meter installation, handling fees, and miscellaneous fees. This will costs you 5% of the total price. This is payable at spot cash or installment basis (to be included in the amount to be financed by the bank/pag-ibig or in-house).
8. Is the building safe?
Yes it is. Before we start the construction, we undergo soil test and acquire required government permits in building construction to ensure the safety of our project, partners and future residents.
9. Is the unit under perpetual ownership? What are the proofs?
Yes. Your proof is the Certificate of Condominium Title to be issued to you.
10. What are the requirements that I need to submit when I purchase a unit?
Once you decide to buy a unit or a lot from us, you will need to submit the following requirements:
• Recent 1x1 o 2x2 ID picture
• Photocopy of 2 valid Identification Cards that bears your signature and picture:
o Driver's License
o TIN Card with ID
o PRC ID
o GSIS e-card
o SSS ID
o Company ID
o Postal ID
o Passport
• Proof of Income
o Certificate of Employment and Compensation
o Pay Slip
o Income Tax Return
o For OFW - Contract of Employment and/or Proof of Remittance
• Community Tax Certificate fo the curent year and TIN number
• Marriage Certificate (if married)
• Post-dated checks covering the whole amount of amortization
11. Can I reserve a unit even if I am outside the country?
Yes you can, provided that you will have a representative to do the reservation for you and process the required documents in reserving or buying a unit. However, you may also transact online/telephone with a credible agent to take care of your reservation even without a representative, ask your agent if he can do it for you.

13. I'm not able to go to your office monthly to process my payment, what will i do?
STEP 1: deposit the payment/monthly amortization to Goshen land Capital bank account, you may choose from the following

STEP 2: scan the deposit slip and send to my email add

STEP 3: we will issue your receipt after we confirmed the deposit. usually remittance takes 1-2 days before it reflects to the bank account of the receiver.
you will receive immediately the scanned copy of your receipt then we will send the original copy to your mailing address every 5 months if you are not able to get it from the office

SALES PROCESS (BUYING CONDOMINIUM, HOUSE AND LOT, AND OTHER REAL ESTATE PROPERTY IN GOSHEN LAND CAPITAL, INC. BAGUIO PROJECTS)
STEP 1. Choose your preference- we have different real estate properties for sale (condominium, house and lot, commercial space, office and clinic for sale). you have to know what you want. Will it be 1 bedroom? 2 bedrooms? 3 or 4 bedrooms? study the product very well and decide what to inquire. you may find project details in our website to help you in choosing your unit.
STEP 2. Find a very good real estate agent-with or without agent the price of the property will always be the same. Ask your agent to give you more details about the projects, ask clarifications, ask him to help you choose the best available property to buy that suits your needs, ask him suggestions, let him assist you throughout the sales process.
STEP 3. HAVE A PROJECT SITE TRIPPING
- at this stage, you will find the actual place of the project site. Here you will see the location, the vicinity, the physical appearance of the property, the view from the property, the neighbourhood, the mode of transportation and some other physical aspects that you need to see. Tripping is for free and has no obligation on your part as a prospective buyer.
STEP 4. RESERVE A UNIT "CONDOMINIUM OR LOT"
- at this stage of buying a condominium unit or house and lot in Baguio city, it's important to secure a unit that you truly want so no one will get a chance to get it from you. After reservation of the unit, the unit will be considered as sold under your name.
STEP 4: CONTRACT SIGNING
- contract to sell is the most important document that you have while you are still paying for the downpayment in instalment basis while the deed of absolute sale is not yet available.
STEP 5: START PAYING YOUR DOWNPAYMENT
- your downpayment is your equity for your condominium or house and lot in Baguio city. It is usually the requirement of financing institutions for you to get approval to have loan from them. Example, banks usually require the property to be 20% paid to the developer before they finance it.
STEP 6: APPLY FOR FINANCING
-after paying the 20% downpayment and you cannot pay the remaining balance in spot cash basis, you may pay it through financing. You will have a choice to pay through pag-ibig financing, bank financing or in-house financing.
STEP 7: MOVE-IN TO YOUR UNIT
- if the building is ready for occupancy, you will receive a notice that you may anytime move-in to your unit or ask the GLCI office when you can move-in to your unit. During the move-in, you may do your punch listing as well. You have to look for all the flaws in the unit so the contractor can immediately rectify it for free.
STEP 8: CLAIM YOUR TITLE (CONDOMINIUM OR LOT)
-after paying all the other charges to be used in titling of your condominium unit or house and lot in Baguio city, the original copy of your unit's title will be available. Usually, it takes 6 to 8 months to be released.
