Now, here’s a sample computation: If the Deed of Sale for the transfer of property was notarized on January 15, 2026, while the taxes were paid on April 30, 2026, that means you are 75 days delayed for the CGT payment, 84 days delayed for the DST, and 45 days delayed for the transfer tax. With a Php 5.5 million selling price, the CGT will be Php 300,000, so the surcharge is Php 82,500, the 12% per annum interest is Php 8,136.99, and the total amount to be paid with the BIR for the CGT is Php 420,636.99. Next fee to settle is the penalty for the Documentary Stamp Tax, which is 5% of Php 5.5 million – that will be Php 82,500, plus the surcharge of Php 20,625, 12% interest is Php 2,278.36, and the total payment will be Php 105,403.36 for the DST. For the transfer tax fee penalty, which is 5% of Php 5.5 million, is Php 27,500, the 25% surcharge is Php 6,875, the 2% interest per month is Php 1,375, so the total transfer tax fees with penalty to be paid at the Treasurer’s Office will be Php 35,750. If you add all these fees, you will need to pay a total of Php 561,790.34 to the BIR and the Treasurer’s Office.
